Dismantling with the preservation of the facade wall.

The Chernikov House is located in the center of Moscow at 2-nd Neopalimovsky Lane, 3. It was built in 1901 and was a valuable example of the historical development of the Khamovniki district (one of the most elite areas of modern Moscow). In April 2017 an architectural project was approved, which involved the complete demolition of the historic building and the construction of an elite residential complex in its place. The project provoked numerous protests from local residents. The position against the demolition of the house was also supported by the Department of Cultural Heritage of the City of Moscow, as well as the Council under the President of the Russian Federation for the Development of Civil Society and Human Rights. As a result, a decision was made and agreed upon in 2020 to preserve the historic facade of the building.

Technology of work production.

The demolished five-story building was closely adjacent to residential buildings and administrative buildings. The works were carried out both manually and with the use of specialized equipment.

For timely and accurate dismantling of the building, provided that the facade wall is preserved, it was decided to “enclose” the facade of the building in a frame of metal structures, and install special metal clips on the window openings. This solution made it possible to avoid the appearance of even minimal damage to the preserved facade.

Prior to the installation of the metal frame, in order to reduce the time required to complete the works, Crushmash Group’s working group developed a method for disassembling the building using buttresses. When using this technology, during the dismantling process, the elements of the walls remain, which, according to engineering calculations, are necessary to maintain the integrity of the facade and protect it from dynamic load.

The height of the demolished building was 20 meters. Demolition was carried out elementwise by an excavator with hydraulic shears on the grippers, starting from gable facade (axes). Structures were destroyed inside the building. Work was also carried out on the dismantling of the anchor systems and the drainage system.

Prior to the work start, measures were taken to protect the existing engineering communications.

Additional works.

In addition to dismantling the building and strengthening the facade wall, the company’s specialists carried out works on the development of soils and the construction of pits using the wall-in-the-ground method (600 mm thick concrete). The amount of soil removed was 1700m3.

Waste management.

In Moscow and the Moscow Region, the procedure for handling construction and demolition waste is fixed at the legislative level and from October 1, 2020, according to the new procedure for handling construction and demolition waste – the movement of waste is controlled by automated data transmission systems. The level of waste recycling in this project was 90%.
